Thus far, we've cruised along with minimal systems and processes in place - collecting rent checks, running out for repairs, craigslist advertising, etc.

Cruise the websites and search for building a buyers list, you will find a lot of posts.

- The sellers are on a cruise with no phone service, I'll keep trying to get ahold of them (of course...)- It's a holiday, so we'll review the offer the day afterIf I were you, I would call the agent and tell them your offer expires in 5 hours.

All I have seen in just a short cruise on the net tells me to run. 

That likely doesn't cover your gas driving to just cruise by them so let's call it a wash.Not for nothing, odds are you'll be at a greater than 50% expense rate on a $525 gross rent property.  

This big bouncer looking dude ( I am sure he was really nice) cruised around like he was bored to death until it was his time to close you on their service.

Landlord cruise in Feb of this year, a John Burley 3 day seminar in Phoenix a few years ago, and Jay DeCima class about 5 years ago.I find getting away helps with the learning and spending a few dollars makes you more committed.
