Is there no viable venue that private money lenders can meet directly with borrowers, where both have goals that can be met in truth and with confidence?  

As in my case, working as a full service Property Manager, I'd imagine that would instill more confidence that a building will be taken care of, units will be leased, preventative maintenance will be done, etc.

Obtaining competent management was an issue, I have no confidence in the service personal in the local area.  

If you are not confident the area will appreciate (value and/or rents) or grow in demand within your time frame, then you may want to think about a plan of how to best dispose of that liability.

@Kermaury Musgrove  I started investing back in 2010, but it was after I had worked with 50-60 investors and I had seen them successfully buy, rehab, and rent properties before I build up the confidence to try it out for myself.

Hi everyone,So here is the deal.Started a PM company 10+ years ago as a subsidiary of our turnkey company (IMO it's a tough gig selling turnkey if you don't also manage in-house)Hated the PM business for a good 5 years or so.Then one day I woke up and smelt the roses and realized that PM is not so bad after all.That of-course came at a time when things actually started to work and we actually started to "work" the systems just as they should be worked lolWe have reached a point now where it's a pretty well oiled machine other than the minor $#@% that we fix on a daily basis.The business motto is systemize, optimize and monetize which is a work in progress but chugging along.I'm confident that with the operation as it is today we are at a point where we can start to significantly scale.Organic leads are flowing in nicely and we grow at between 10-15 units per month or so.My questions are:1) How do we potentially find other "mom and pop" shops what want out of the business and we purchase to take over?

@Bill Brandt My goal today was feel better about returning to real estate and confident to activate a plan. 

He would be confident in his ability to bring you deals you are interested in and if you like them then you can move forward with working with him. 

Not a bad plan if you are confident in that continuing IMO...time is your friend.
