It has been extremely hot for the past 2 months in Portland area.The HVAC guy who I trust said the HVAC portion was working ok and ducting work appeared ok too. 

Kristin me and my wife picke paint colors, tiles, kitchen cabinets bathroom vanity and everything else you can see and touch ourselves.

Anyway, the HOA is saying that not only do I need the typical exterior paint color approval and any sort of window shutter approval, etc, but there are HOA "fees" associated with improving one's property.

All those details aren't really relevant to my question, just providing some colorful background....Anyways, has anyone wholesaled a portfolio of rentals before?

What matters more than the color of the ink, envelope, etc. is having a targeted list that is marketed to consistently with the right message.

The wacky homeless folks that hang around your block are interesting or colorful when you are a carefree 23 year old...

The self dealing aspect is what gives Real Estate agents a "bad image" ( I could have used more colorful language but out of respect did not).  

Also paint that backwall something to compliment the sideing color.

I also like it because it gives you a preview of the article and you can invert the text color so it's easier on the eyes.

Watch out for duct work attached they may posed hidden costs also.
