For me, two major pros to multi-family that Chris F. missed are:- economies of scale- lending climate is easier (after 10 especially) in multi-family

We're working on getting our savings rebuilt in order to purchase a second "first" home, and *then* we'd like to start looking into investing elsewhere (perhaps back in Illinois, where we know more about the investing climate... and it's a lot cheaper!).

The meetings are by far the best way to get a handle on the local climate.

It was hard to give $3.00 when all I had a week was $30, with 2 kids under 6, a dilapidated car, and living in a very cold climate.

Especially in today's legal climate.

Because of the climate there, most of our fellow owners there change out the water heater every 4-5 years.

I am a buy and hold guy, but in this climate have considered a flip or two (if I can get a good deal),,,but I watch those dumb "flipping" tv shows, and realized I can't flip because I don't drive a Lamborgini and it appears everyone that flips (based on the shows, LOL), seem to all drive them,

Changing to accommodate business climate that seems to be evolving.

Cement siding may be more durable than wood but it still has to be painted . . . and re-painted, depending on paint quality, climate and conditions. 

The man obviously to most people had a personality disorder or was bi-polar and not on meds.
