I am seeking advise of accountant familiar with foreign income tax in US real estate and have following questions:Which expenses I can claim for income tax during flipping(for instance whether international travel cost and accommodation cost during acquire, rehab, and selling property can be claimed )How to reduce income tax during closing ( instead of paying 15% of gross sale price I would like to pay actual tax liability which is by far less )Apply for tax certificate or affidavit to reduce tax liability to actual amount

I know for instance that a CR-1 requires a certificate from the home country to show any criminal records.

I would also require to be a certificate holder, this will notify you should the policy ever lapse or terminate for any reason.

For 3+ families it'd also be good to make sure they have a current green card (issued by the state of New Jersey sort of like a certificate of occupancy renewed every 5 years indicating that the building passes whatever requirements the state imposes). 3 story buildings with 3 units need to have a fire escape, exit signs, self-closing doors, etc.

You obviously can write up a quitclaim deed, but then you personally have to call the bank and pay them off record the redemption certificate.
