Some realtors will lease the property for their clients and out of my hundreds of agent partners only 2 do even close to as good of a job as a PM company, and both have been doing it for 15+ years. 

We still wipe down each doorknob and cabinet handle in addition to all the hard surfaces used often.

We had to wash the walls, then prime and paint them, as well as washing and painting the cabinet faces in the kitchen (building is in a C neighborhood).

Looking for some less expensive areas that may not see a ton of equity growth, but should get a few hundred plus in cash flow each month.

We've made plenty of mistakes along the way given the nature of development and mixing that with hundreds of hands that become a part of the process with construction but reality is....at some point every piece of real estate was a construction project at one point.

I'd recommend mixing in more commercial to balance out multiple assets, buy a liquor license for a few hundred thousand, etc to make the deal work a little better. columbus hospitality isn't as strong unless you are in the urban core but even then I'd go for a lower risk asset class like multifamily and retail mixed use. hotel is very strong operator but management intensive.
