Your best bet is to go there on an evening and see how the block looks then. in a way you are fortunate because these are the summer months and you can get a good feel of what goes on around that house. if you see a lot of hanging around on porches or a house with a lot of traffic (foot and car), proceed with caution.

We've looked at recent comps, and two houses on the same block with similar layouts and square footage sold at $62/ft. and $63/ft. each within the past couple of weeks.

Show maps of where the property sits and point out that it's not on such and such block, hence the reason why it's less valuable than if it's on another block, etc.

The landscaping needed work too, I removed scraggly and overgrown bushes/trees, put in two block walls, a patio privacy fence, lots of work on the grass.
