At some point you are going to want estoppel letters from the existing tenants, so talking to them immediately is as good as anytime.Repairs are annoying for everyone involved.

Also the tenants complaining about what the other tenant is doing gets annoying.

Lastly if tenants think your going to waive fees then you may be getting rent late often which is annoying.

Not one of them is perfect but one will annoy you the least and work the best for you.

I only have 5 tenants, and they're decent properties in a good neighborhood, so it's not annoying for them to occasionally call or text me directly.I have a google voice number and would use that as some others have described if I had more/annoying tenants.

I talked to a guy who owned a Lambo and said it wasn't practical he always had people wanting to get up to him and was annoying .

If it were me on a 6k rental, I would just refund her the deposit in hopes she would leave a a positive review.I would consider the damage annoying and maybe be upset, but in the grand scheme of things you aren't out much money to correct any issues.
