I’m not sure if this is for you, but...If you’re serious about leveling up your real estate game in 2024, there’s no reason not to try this.

Do these messages disclose that you aren't speaking with the actual owner if you aren't? 

Of those 10, 5 will need long term follow up, 3 will be tire kickers, and 2 will have actual immediate interest but only 1 will pull a trigger. 

I actually enjoy visiting there from time to time. 

This is the heart of the reason housing isn't mroe affordable, that landlords bear these types of costs every day.You could probably find cheaper labor, especially to haul away the junk, but not easily as an out of state investor. 

Anyone have recommendations on ones that are actually worth it and have helped you or others you know. 

Compare my bottom line to those who claim it's fine to invest where you get a $100 a month cash flow and sometimes actually even get rent. ;-) IMHO Thank you so much for your insight.

So, the actual increase to market rent will be much lower.

And you can quite literally walk there from the U.S. side if you didn't forget your passport at home :) Of course, I don't know how much (if at all) this could affect a hospitality business, so I would continue trying to find someone who actually operates an STR here to find out more.  

Bottom line is buy as big as you can reasonably buy once you are out of small multifamily.
