I have yet to accumulate enough resources in my TFSA to pursue this further (at the moment, its holding a bunch of Killam Property shares for the 5.4% dividend), but if possible, I intend to have the TFSA be a private lender.

For wealth building, the leverage betting odds are in your favor at this point in history with cheap money available and a lot of decent deals out there, but there is always risk in accumulating debt and you limit your mobility to purchase more deals with every new one you acquire unless you have significant capital resources.In rural west Tennessee where I grew up, I would only purchase property at a very, very steep discount which is often possible.

You need to check your local residential rental laws to see if you would be impacted similarly.Assuming you want the rental period to remain monthly If your tenant wanted to pay bi-weekly as opposed to semi-monthly, I would insist that each payment remain $1000.00 to ensure rent for the month is payed in-full by the first.At the end of the year, you could carry forward the extra 2K accumulated to the first month of the next year.If his pay is going into a bank account, I do not understand whey he can not simply schedule a recurring {semi}-monthly payment to you for his rent rather than have his employer implement another payroll deduction {it is possible you would not be an eligible recipient}.

School works for some and not others.For example accumulating debt in college that you can't get rid of but you know a high paying six figure job is waiting with excellent demand and you enjoy the field it might be worth your time to finish out.If you went to school because your parents pushed you there and you have no field you enjoy or you do not like the major you are in and are racking up debt then really you are wasting time.
