Austin is one of the best cities to invest in due to the growing population from the University of Texas and tech companies.

Ohio University has a base of 20,000 students plus. 75% live off campus.

I don't see too much market growth in the area based on historical data, however it is right next to Lenoir Rhyne university which enrolls around 2,000 students per year. 

As an out of state person, the cap rates that I'm seeing - at least by the universities is insane (15+).

Its within 5 mins of a university and rents in the area range from ~$700 -$1,400 per month. for homes in good repair. 

Hi @Jim Carson, if you're an accredited investor, you have another option other than on waiting on the sidelines.

I am currently a senior at Kent State University looking to better myself and create a feasible means of living and making hard earned money after college.
