The ADA governs public facilities like hotels, libraries, restaurants etc, the ACAA governs flight accommodation, the HUD's fair housing act governs rentals and their term is "assistance animals" and they lumped SA and ESA together.No you cannot charge deposits or rent for them.Yes 99% of those ESA are bogus.Many people say don't accept online letters and ask for a real doctor you can verify.

There’s also a podcast I love by a guy Max Maxwell he’s got some good info, he’s also got a YT channel.You can checkout z library they have a lot of free books about real estate, sales etc. find a good escrow company that’s investor friendly and can perform double closes.

I’ve decided to rent very cheaply until I have the capital to go into multi family housing and house hack that.Also what I’ve been doing right now is getting books from the library from BiggerPockets and learning as much as I can so that’s when I am ready to invest, I will be able to and be the most prepared.
