@Kevin Hintz yeehaww interest rates are lower and saving account growing for capital and I have chosen couple of class A and B neighborhood in Myrtle Beach, SC and the Washington DC areas to buy from; also met some realtors and getting familiarized with those area landlord/tenant laws.

If it says they are supposed to stay for a year, then they are supposed to stay for a year.Regardless, you should follow the law.

The issue is that if you are not licensed (if no NMLS number= no license) you cannot by law do an owner occupied loan therefore you do not know that the credit report means nothing when it comes to actual debt.
