Type up a DEMAND LETTER (some people call it a NOTICE TO EVICT).  

The market in the area is dynamic and continually changing.

If you get your system and modeling down and follow what I mentioned above with respect to coming up with your strike price/offer price, you shouldn't look back if someone overpays for the property.

We called the number and were able to view the property within a few hours.

Then more issues started to pop up over time.

They’ll suggest how much rent they can get, they’ll do the advertising, they’ll do the screening.

There is a narrative among real estate investors that they can go it alone and just need someone to do the paperwork when it comes to negotiating deals.
