I am a guy , now if I am in a house with 2 females I would be subsidising  a lot of their utilities , I dont blow dry my hair , take long hot showers , and dont do different loads of laundry for different clothes .

I think diversity is great, and I work with a female real estate agent - but I work with her because she knows what she is doing, and because we have a great working relationship, not because she is female. 

Take a female witness with you, especially since you are a man and one roommate is already claiming improprieties.   

Also, we also design our units with the female in mind. 

This weekend the female tenant of one of my properties called requesting I take the male tenant off the lease as they split up.

Personally, I wouldn't even mix male and female in a shared living space because of the potential problems.
