In the section discussing Cap Rates, I'm having trouble wrapping my head around why this statement is true: "Cap rates on stabilized properties tend to be higher than cap rates on properties that require value-add"My internet search and search through BP forums leads me to believe that stabilized properties should have lower cap rates....The disconnect here is you are attempting to compare apples to oranges: cap rates for a "value add" versus "class A." 

Some pipes are not properly connected and disconnected. water was just draining under the house.

This is a personal rant but I feel there is a real disconnect between peoples contracts and expectations. 

This is in addition to a clause in the rental agreement that states:"UTILITIES.Landlord requires supply and maintenance of the following utilities at the unit: electric, natural gas (if applicable), oil (if applicable), water/sewer, garbage/recycling.Telecommunication services are optional.Tenant agrees to pay for all services and utilities supplied to the premises during the term of tenancy, except __________________________, which will be furnished by Landlord.If Tenant moves out before the end of the lease period, Tenant must still pay for utilities to the end of the lease period, just as rent must be paid to the end of the lease period.Tenant agrees to notify utility companies of the exact date their tenancy begins and ends, and agrees to pay all outstanding utility bills.If Tenant causes any utility to be disconnected, Tenant agrees to pay for reconnecting the utility, plus damages caused thereby."

Boilers are very simple with duplexes, just trace the lines in the basement to the one apartment and disconnect them.

There's a huge disconnect. 

Also if you do decide to demo make sure you understand permit requirements like asbestos and lead inspections, disconnect and reconnecting utilities etc.  

If stacked up, how do you disconnect the plumbing, electrical, etc. 

Most vacant properties you call will have disconnected numbers, you want to reach out to relatives and neighbors to see if you can get a hold of the owner.
