After getting my offer was accepted the waiting game began.

My wife's cousin has a developing team out there and we've been talking but she's still new to the game.

I understand what we do is a numbers game. 

As a retired CPA, I have seen more than my share of bankrupted RE investors who were over leveraged with many properties.All the more reason to emphasize developing good due diligence practices, having some skin in the game and staying on top of legal requirements, maintenance, finance and tenant screening criteria.

It's really easy to create stressful and costly problems for yourself in this game, and as an investor, your time is much better spent learning and working on your next deal rather than trying to find a handyman on craigslist who will pump water out of your basement in another state at 3am. 

My focus besides improving my golf game and dance lessons YES I take dance LOL.  

I'm planning to purchase my first SFH and do a house hack at the end of this year to get into the REI game!
