Happy to jump on a call and share some of my experiences investing in Columbus from when I started off as an OOS investor from CA. 

I would generally try to avoid insurance claims if you can because insurance is getting out of control nationwide, and we are seeing in FL, TX and CA that claims can follow the house and/or you and make it very difficult to sell the home in the future.Within the mortgage expense category you have 4 separate charges: principal, interest, property taxes, insurance (if you escrow taxes and insurance which 95% of our clients do). 

I had the same issue when I was starting investing and living in San Francisco, CA.

At the time it takes to get an eviction in CA, the utilities can add up to a significant amount.  

California has historically appreciated over many years and continues to appreciate specifically with coastal areas where there are land constraints.

We plan to look for other opportunities in CA where we can do the same. 

Now client will owe $10,200 on their federal taxes and $7,905 on the CA state income taxes for a total of $18,105.
