Anyhow, my question is an attempt to get a sense from some of you with existing properties in the Omaha/Lincoln, NE metro market of average expenses.

I doubt they will extend it to the "A" lending portfolio as many of them have thriving "B" portfolios due to the extremely difficult lending environment the federal government has created in an attempt to help the affordable housing problem that was created by them in the first place.

Obviously they know that most landlords are afraid to lose/turn over tenants and they are attempting to use that to intimidate a weak landlord into capitulating.

Someone needs to catch up the payments or one of the heirs can attempt to get a loan modification.

It isn't prosecuted against often so there is low risk as the wholesaler but if an issue arises, the listing agent could report what your agent was attempting to do and they could be in trouble with the state board.This is why most wholesalers write their own contracts, do their own marketing, and work with off market leads.WORD OF ADVICE: No many investors are going to buy a property from a wholesaler that is on the open market.
