Are landlords required to give photos to tenants of the areas of damages / lack of yardwork / etc or just an itemized list of the deductions?

Unless this is in a Class A area where occupancy is always near full and a place everyone would want to live or own then no.

The liability coverage is way better, the building coverage is often better, and commercial policies typically cover loss of business income as well, which a homeowners policy isn't going to help you with.California + wildfire area + STR is super tough. 

Even in philly in D class area it is tough to hit the 1% rule.

@Dave Chengoue there are a lot of opportunities in the area, the main thing is to create your team to help you execute.You also have to evaluate your strategy.

You also can't vacate a tenant for 6 months after closing even if their lease expires - totally wiping out any househackers in this area of Chicago. 

They both were up in the Glendale area for 15-20 years or more, and were very involved with the local business community.
