Hey @Robert Carmody, we are only on AirBNB and VRBO and they work just fine.I have been reluctant to do a Booking.com listing due to the negative reviews I have heard from other hosts.Booking.com was geared towards hotel stays, which means your STR gets treated like a hotel room.

This is an ongoing tricky area for DSCR Loan refinances that is far from solved (although we are working on it!). 

It has been about 2 years and now we are starting to have companies come to us.

But we are testing this now.We operate 7 str's out of state...

We are closing on our first South Bend rental property next week, as our local market opportunities have become non-existant unfortunately.  

We have a buyer for the property and now it has been discovered that the corporation paperwork was submitted to the state as a charitable contribution even though we are listed as a not for profit organization and have been listed this way for well over 40 years.

We fee like a conservative approach will let us go through the growing pains of better understanding real estate investing without the worry of being over leveraged to add to the stress while we are both still employed full time in our careers and do not plan on quitting our jobs to go fully into real estate. 

So much so that we are thinking about buying an investment condo in a new development that just blew our mind.

We don't even let the tenants fill nail holes or touch-up paint, as they usually screw it up, so we let a lot of little things go as normal wear and tear and just have it addressed between tenants.

So far a little over a year later we are a super host and premier host on Airbnb and VRBO respectively.
