Certainly vet your  GC and the subs they use ahead of time but that will merely mitigate some of the risks, not eliminate them.

Here in Charleston, in order to apply for the legal residence tax assessment ratio, all owners have to provide copies of tax returns, utility bills, driver licenses, vehicle registration, voter registration, and the settlement statement/CD, along with an affidavit stating that all owners occupy the residence and do not claim legal residence anywhere else.

The lender will probably also want you to have an LLC as the purchase vehicle for this.

Get a heavy vehicle for tax right off.

Go ahead, complicate your life, right off the bat!

If they reach out before, let them know you are still processing an application ahead of them and need a bit more time. 

I think most of the ones I have come across are either a) Very well off, and diversifying, or b) much later in their careers and they are using a vehicle they know (RE), just in a more passive way.
