Prices in Fresno for all but the most undesirable neighborhoods are getting too high to cash flow for sfr's but there are still  smaller apartment complexes in B and C neighborhoods  that may work for you. 

However, there are a lot of undesirable areas here.

He was supposed to also finish all mudding, hang two doors and install drop ceiling but he stopped showing up.

I am now a grumpy old landlady who can't seem to keep up with this ever growing pool of undesirable tenants who know too much!

I'm trying not to take out the original trim and am thinking about 1/4 inch drywall.Also, the shiplap walls are not perfectly flush...so I'm expecting a bunch of floating of mud. 

Once the option date expires it can be renewed (unusual, but it does happen) by he prospective buyer paying another option fee like the first one.Clear as mud, right?

There was sheet rock dust and mud on literally everything in the house.  

With vacation rental would it be able to support itself during mud season? 

About an inch wide..... requiring mudding and paint over.....As mentioned, they signed a clear checklist but in going back to do the repairs, we did have to get a contractor to repair this..... and the landlord wasn't letting this pass these tenants......What have you communicated for your past vacated tenants?
