Don't undertake to scam anyone, perpetually rotating these properties.

The use of private equity capital is also a good way to share risk between principal and equity partner, risk being contractually limited to the undertaking at hand, rather than commercial bank loans requiring recourse to collateral assets.

The prospect of being involved in such an undertaking does present its own attraction.

-I do have every book BP has put out so I'm aware of many of the different ways that I COULD use the capital but I don't have the experience to undertake many of them which is why I'm hoping to maybe partner with someone and gather experience from them. 

I know the project is out of my league so I am looking for those who would undertake the project giving me a stake in the project for bringing the idea to them.  

It's not that tough if you have your systems in place already but a big undertaking if not and very stressful.
