I know most investors do not really trust the data from zillow and I think it's kinda obvious zillow's data cannot be relied on.

I get what your saying and dont disagree however as a lender myself I have to rely on what written in the deed of trust and note for the right to foreclose. 

The problem is that I live in California (which is cost prohibitive for me currently to "buy local") and must rely on remote management that is local to the investment area.
