Outside of the 30yf that's somewhat unlikely to happen, you should be able to cherry pick from several options in terms of PPP (length and severity), fees, fixed period, etc.

In 2010 I picked up a triplex in my Roth IRA for $170K, all cash.

but also, I really like being able to hand pick my favorite from a pool of applicants. 

You said you went through a turnkey place, but did you actually inspect them yourself or did you rely on the inspector they picked? 

I have a replacement property picked out already and an accepted offer on it.

Or a short term rental fund in an overpriced community, a self storage fund in the backhills of pick a state, an ATM fund to invest in ATM's ?

The reason this is so important is because when you pick the right property after research and due diligence you'll say hey this is great, let's do more!

The biggest thing I have learned is to pick your market intelegently.  

The short version is if you go with the Midwest, figure out which are Class A, B, C and D areas and I recommend picking good neighborhoods (Class A and B) with good schools and go for appreciation.
