I know her prediction doesn't state today, but for activity to jump in February and then again in May to June that doesn't appear to be in a common volume trend of a "normal" year if that exists anymore!

Lends creadance to the idea maybe in today's markets, it's dead.  

I just signed a contract with the turn key company REI Nation today to invest from California.

I have some flexibility but rely heavily on my team for admin work and the day-to-day operations of property management.

I want to give them the benefit of the doubt they are just struggling with staffing but now have seen some red flags that lead me to believe there might also be some type of deceit/fraud and possible financial trouble.

It was essentially what we call syndications today.
