If you are accredited, there are deals that target that type of CoC return each year, paying you distributions quarterly along the way and w/some upside in refinancing and sales down the road that could get you in the high teens to 20% IRR over 5 year type hold periods.  

Oh....and they shut the pool down because the teens would not stop having midnight orgies in it.  

This is all guided thorough me and my team and our investors are consistently in the mid-teens on their ROI! 

30 years from now people will probably say, "I don't know what those guys in the 'teens were thinking.  

I have sacrificed my entire childhood and late teens to devoting my life to self education in many fields of study.

That said, I do have a teen son's safety to consider and a chance at 'making' my husband lose money if the island goes down even more.

It doesn't meet my personal criteria ($150-200/unit/month cash flow and CoC ROI in the mid teens or better).

There are several markets across the Midwest that offer quality rental properties in that same price range and those same rents, but with taxes a THIRD of what you're seeing (and COCR well into the teens).

These are short term (6-12 months), high rate (mid teens) loans, so its not a long term solution.
