We were curious if anyone here had guidance on the market in terms of zip codes on the rise/or key areas developments we should take a look into?

There is no right or wrong answer here or deal to analyze; I'm just fishing for investor sentiment regarding desired returns in a challenging market.If you found a deal with strict underwriting that netted 5-10% in an appreciating market, would you be interested in it?

Very easy to work with and not strict at all. 

My business banker at Case said they have a strict no series rule.

If this isn't a separate dwelling unit you can't take losses from the rooms / space you are renting and use them to offset non-passive income (Section 280A of the tax code)Rental expenses are limited to the amount of your rental income and the balance of rental expenses is carried forward. 

If it has great LTR capabilities, I'll have a larger loan if it's strictly a seasonal/market related STR it's no leverage on it.The money is where the work is needed.

I am leaving out cost to build and sale price because I am strictly looking for any actual data or reference on the component itself which should give me a base line and hold true in most markets.
