Just remember, there are no secrets and shortcuts in real estate investing, just slow and steady progress.

The process to wealth is typically very slow, but steady.

If they do not have any debts and if they have a steady job, they should be more able to pay the rent than someone with a lot of debts and a credit score.

They had maybe two steady goody-two-shoes mother-may-I girlfriends through high school and college before they got married and were cheating on their wives two years after that with the first scheming homewrecker that crossed their path.That's not a price for early wealth-building I would be willing to accept, given the compelling data that exists on the subject.

So for now slow and steady as she goes, and we'll see what happens in the next 5 years.      

Historically, our rental prices and real estate prices tend to grow at a pretty consistent and steady 2.5-3.5% each year. 

I guess that would just require going to the units every so often to adjust the temperature.

Then you won't have steady history with the new field.

When you have temperatures below 0 and a couple feet of snow, people are much less motivated to move into or around the area.
