Adding to this - any insurance agents here who can take the time to walk me through options rather than just send me a quote then harass me to sign pls message me :) 

For example they say they use a special proprietary mold remediation serum that they spray to eliminate any mold growth, but mold armor from the hardware store/ bleach is the same stuff basically.

I feeling that running into obstacles that are making the goal overly delayed.I guess I send this message in hopes of help for  words of wisdom or encouragement. 

You might consider Niche or Specialized Housing like student housing.

Like I said this is our first property and it’s a special case since I use the portion of the house (in the bedroom) as my office and we rent out technically 3 bedrooms 2 baths to renters.

The only thing I don’t understand is why the OP, with millions of dollars at stake, asks investors on a general real estate forum for answers to specific legal questions instead of asking an attorney specializing in mortgage law.
