I haven't seen any quads in our metro make more than $2k per unit (unless in 78704), let alone $7k, so not sure where those metrics come from.

When you're getting to the point where you feel like you're losing money keeping your day job that's when you go all in in RE. 

And here is where I actually got properly annoyed. 

Challenge is where is their motivation to properly screen applicants and get rid of nonpayers?

Agree Google nmls - funny on Facebook where 99% of private lending groups that are public are scam artists you get the "well license isn't required"I reply to this noting that while you are correct in some states - chances of a scammer with a nmls license are less than 1% while those without is 99% on sociale media 

Also, research other areas where you can invest as a private money lender (fix and flip is just one option)... 

If you stay elsewhere, consider relocating to a thriving, affordable market like Charlotte or Tampa, where you can house hack or live in a property before transitioning it to a rental.Good luck!

I have done some research on using OPM as well.I first began learning about Wholesaling and studied a bunch of content over Youtube University where I came across BP. 

I'm wondering if there is ever the case where an Inspection is OK from the buyer, and if so, what are some things to lookout for?
