Try to soak up as much knowledge as you can and as you learn more, the right strategy for you will become clearer.

So after scouring YouTube for about 10-15 hours and soaking up as much as I can this leads me here.

Taxes, Insurances, Vacancy allowance, Repair allowance(touching up paint, grass seed...) 

I don't really know if they have their seed money ready to be invested.

The bathroom floor is so soaked with urine that the entire subfloor needs to be pulled up and replaced, and a new floor laid down.The entire apartment is a mess, and full of old clothes and trash.It is obviously not in showable condition.So my question is this - since the verbal agreement we made was broken (not moving out the 15th, not providing pictures, and not leaving the place clean) do the terms of the original lease remain in effect?

Furthermore the disconnect between WCAP, the marketing company, and SEED, the consultants, makes it difficult to get a resolution from either company because each blames the other.Happened to me.
