I'd keep the place AZ it sounds too good to sell.My wife and I lived in Silicon Valley for 30 years (Los Gatos) we had rentals that never made a dime till we sold them eventually, then we made out big time.

Silicon Valley of course earned it's name by manufacturing chips for many decades as well. 

New high rises downtown, expanded airport with non stop flights to Europe and the up and coming Silicon Slope.
