I believe you can use it to loan to someone else so they can do a BRRRR as long as they are not yourself or a prohibited person, husband, wife, parents, kids, siblings.

Siblings usually have to get pretty ticked off to sue another, so as Rick mentioned you can be bad guy, for a price.Just don't put out any money until you get the goals set and strategy mapped out, step by step. :)

We are three siblings in a family relatively new to real estate investing.

I found two quality tenants and they lasted for 2 years and then I sold my interest to my partner/sibling.

I'm also still considering the Albany area because I have a sibling in school up there and figured I'd be up there more and have someone in the area if anything would need to be done asap or just drive by to see if everything is ok.

I have 2 older siblings who are not involved in this situation, part of me is afraid there would be some animosity in terms of inheritance one day if we don't sit down and discuss this soon...

That connection could be a sibling, a cousin, or a close family friend that has some money they don't need right now, and won't need for a little while yet in the future.  

Grates on me because just after world war two my next door neighbor was an English war bride and a former professor of English at Oxford University and my siblings and I drove her crazy with our farm country English and improper use of the language.
