With the $1500 you have, plus shaving off another $1500 from you monthly expenses, you can eliminate $36k in 12 months.

Doesn't seem to be the self-licking-ice cream cone that storage units are but maybe something that the rental fees could continuously pay for the management company, repairs, etc.  

Amortization schedules are saying that I would shave roughly 9 years off my loan, with an interest savings of $77k.  

That alone could shave 5-10% off of any income gains plus the 5-10% you would lose by going to a property manager.  

Some 3/2's have much more higher comps than a 3/3. who knows, the HUGE bathroom might be a HUGE eye opener.

Or shave a bit off the price since you know they are more desperate now.
