I guess my point is that you won't ever really "build up excess cash flow" as you said in your original post, unless you have serveral hundred dollars built into what you stated as your PITI payments.Your plan sounds like a good one provided these properties you have really will cash flow.

Working with a remote CPA who has experience in real estate is better than working with a local CPA who does not serve real estate investors.

The best practices rise to the top, and the others settle with the other residue.Investors are competing/collaborating for deals as software companies are competing/collaborating for mindshare, money, server footprints, and desktop RE (I couldn't resist that one :).

Hey Folks - I learned this morning that our @Mention system wasn't working, and it seems that began last Thursday when we switched servers to our current, speedier setup.

If I have to pay a process server $35 to serve a three-day notice, can I add this fee to the tenant's payables?  

When you serve notice to vacate, make sure the notice is either delivered certified mail with signature or better yet have a process server deliver it.
