hey @Jacob Nunn - like a lot of aspects of the plan - sounds like you have been busy on soaking up all the knowledge.two thoughts from my POV for what it is worth:1 - would be careful on tying up too much cash in the distressed land aspect.

Much better than turnkey but not giving you that scale.I will say that with BRRR one of the hardest (maybe THE hardest) aspect is being diligent to your buying criteria.

@Kasan Kelley Ive always had a love for Real estate as well i went to a Vocational high school and my major was carpentry so i have a small background in the construction aspect of real estate but just like you said i was always one of the ones that thought it takes money to make money as well lol.

I hope to learn all aspects of real estate, but my main focus is wholesaling.
