The downside is that a specific individual might not be there next year and you'll have to build a new relationship with someone that might not be as knowledgeable.Best of luck!

To be frank, if an individual does not understand their role, they are most likely going to squander the opportunity. 

Make sure you clearly identify the common areas (accessible to everyone living in the unit) and the private areas (like individual bedrooms).
