Once rent is late only the full amount will be accepted including fees(that's what my leases say) anything less with be returned and the rent is still late and not recieved.

I recieved a judgement this morning for around $1,300.

This is after we finally recieved estoppels that showed both leases in good standing a week ago!!!

As a result, the seller would recieve monthly cash flow and after a year, short term capitals will be gone and I can pay off the final balloon payment of 30000 which will be taxed as long term.  

In fact I bought in june of this year and recieved more cash out than I bought for plus rehab and all expenses.

Most Realtors WILL NOT release the property and they will activate a clause in the RPA that states that if the property sells by another agent or means the Primary Listing agent will recieve his/hers FULL commision, and then you just opened a can of worms.
