It's actually better to invest out of state in my opinion so you're forced to outsource and delegate your real estate functions to others which will allow you to scale quicker.  

Finding off-market is all that matters to me so the quicker the better!

I've done my research on modular homes and now know that they appraise and appreciate just like normal homes because the only difference is they are built indoors to save costs and be quicker.
