I have enough in the pot now to buy and hold a property and still have money to keep the rehab business going along w/ the asstance of private investors and hard money.

It doesn't matter how you get the property back, whether you foreclose or the buyer voluntarily surrenders the property to you.

To be truthful, I would enter into some sort of agreement with the HOA to have them voluntarily stop the foreclosure.

For my 4 properties, we cash flow about $3000/month that goes into a pot that we just grow and grow and use to buy other properties.  10% CAPEX, in our experience, is a bit much and frankly unnecessary.
