I don't think it will continue to appreciate at that rate forever or honestly past the next few years but right now where prices are in relation to the median housing price of the surrounding market, the need for affordable housing/rents, etc, many people are continuing to flock to the our investment area which is continuing to push the prices of the properties in Chester up closer to the median housing price of the greater area.In regards to inflation, I don't think the inherent value has risen only the demand for the product itself.

I see other people have their primary residence as an LLC however.

I know many people who own real estate that are not citizens of the US.

Personally I wouldn't feel comfortable trying to wholesale a relatives $1M home knowing that I am breaking the law if I cross over into doing anything that can be considered representing them in the transaction, and knowing it will only be marketed to people who buy properties wholesale (typically investors who don't want to pay retail prices), instead of the majority of retail buyers active in the market who are typcially willing to pay more. 

So many people come in and are looking for a spreadsheet to estimate for them and they don't understand the basics of what numbers they are inputting.

It is your responsibility to find the right answer, give a clear expectation to people you hire, learn about the house and industry.

I tried FB ads, and got some inquiries but no bookings.It would be nice to have an AI program that would respond to people looking for a certain sized property in your location for certain dates.
