Im currently house hacking a triplex property I bought not too long ago with one inherited tenant who was there when I bought the property. 

Don't worry about minor complaints, you are doing a fine job.Just one question, ALL sites have a delay in data from MLS updates, and from court reported information, and so on, is that a function of a monthly update routine or can the information be updated a little more frequently? 

One of the biggest complaints was the lack of places to stay and the expense for such.  

The licensed plumbers do not get permits for water heaters, I have never heard of one being red tagged solely for not having a permit so I do not get permits (and know no one that does) for swapping a water heater.  

We were on a very quick timeline and were able to get one quote that didn't seem too bad, but we still were concerned about future resale value.

@James Wiseyes sir - i want to hear OP explain it to me.i have a hard time managing them one hour away!

Looking to learn anything and everything about the commercial world to hopefully one day be able to become an investor ourselves.

This will give you a baseline, I.e. own the Main St project same thing as this one, and it cost me all in $125,500 to do the full rehab.
