Once Wall Street finds a way to massively “package” Investor loans, landlord loans, single family owner occupied loans, etc.

The biggest difference with DSCRs is usually 1) prepayment penalties 2) more points 3) an affidavit that you cannot occupy the property 4) covenants and agreements regarding the requirements and rights of the lender to protect/preserve the collateral that may be more aggressive than Conventional.

She didn't want do anymore leases as they are done with property management. the 2 occupied are on month-to-month.

Finding some sort of owner occupied house hack-ish option seems to be the most realistic path so long as your debt to income ratio is solid/lend-able. 

We will need to verify the rents can support the mortgage payment, via a market rent 1007 (if the property is vacant) or a lease agreement (if tenant occupied).

You then need to adjust for the owner occupied requirement. 

Every investment loan I've ever seen makes you sign quite a few docs at closing stating that you will NOT occupy the property. 

My wife and I are looking for a VA lender that will allow us to occupy the property once we return from overseas assignment.

The ones rich enough to not be in the middle just pay the higher prices, or they step down into the housing that the middle occupied.

You can, do you intend to occupy the SFR is that why?
