Regardless of any merchant account fees you are typically going to have high transaction fees with card processing, such as around 3% for credit cards, 1.5% for debit cards, so that can add up quickly compared to ACH processing costs.- Reminders: We have a monthly reminder you can set that is always sent on a particular day of the month and we have a late reminder option that is only sent on a particular day of the month if a payment hasn't been submitted yet.

Mostly.Now I have a PM who doesn't do that, they pay for everything out of their operating budget and bill me, and ACH all of my receivables to me.I'm torn on which way is best.

To influence this you could offer the mod at 9.25% without ACH and 9% with ACH.Set the mod up with a  tax escrow so you don't have to monitor taxes.Since the borrower is up to date with tax and HOA, you could probably limit the forbearance to about 6 months, requiring the 6K up front and 100% on time payments during the forbearance.If the collateral is in an HHF state, you can encourage the borrower apply for it during the forbearance period.

A foreclosure and gut rehab would require that kind of financial muscle, but I don't want to get into that, good contractors are impossible to find.

However, based on an MRI that 'lit up' indicating the return of cancer they decided to perform very extensive surgery, only to discover that the inks from her calf muscle tattoos had infiltrated the lymph nodes & were the ONLY cause of the 'false' positive of the MRI.my 2 cents.....
