Most investors opt for the skeleton versions that truly miss the mark and lead to convoluted amended and restated agreements that cost far more to correct than simply paying for the agreements to be drafted by a professional at the start. 

Typically most of the money (especially in this market) comes though purchasing a property in need of reno from a buyer not willing to put in the work/cash to reno, and then doing the work to reno it to capture that latent value.By buying a house that's already reno'd and ready to rent, you're missing out on a big portion of the potential equity-building potential of that investment, since the two big ways you build equity are through either reno or the housing market just moving up.

I'd remind him that 4 sheet of TP is the norm as he may be using more or there could be a minor blockage that the plumber missed the first time.

Maybe I am miss understanding your concern... a Non-Disparagement Clause normally means that you will not publicly speak bad about each other.

My husband Joe and I have rented the same house for 11 years, never missed a payment, even helped the owner save his home from foreclosure.

I think you missed;1- easiest and fastest way to sell their property 2- qualified buyers when given the opportunity of buying via seller financing won’t tie up ability.  

.☺️)However, if there's any chance that something could go awry, you might want to hire the buyer agent for a flat fee to do the paperwork and look over your shoulder to make sure you don't miss doing something. 

Is it wrong for me to believe that going unrepresented, I may not be missing out on much especially since the agents themselves did not represent their interests other than wanting status quo.
