Additionally you can use options which aren't leveraged per se, but can work that way if used properly. 2)  The fact that you say your "interest in liquidity is dismissed" makes me really want to encourage you to do some more research on investing in general whether that be RE, traditional investments, precious metals, etc.

A typical service on AC units is cleaning the coils, throwing the High/Low gauges on it to check pressure/compressor performance, and putting a multimeter on the capacitor.

Another thing I did was have my A/C coils cleaned and repaired along with a leak being fixed for $300.

I am a Commercial Real Estate appraiser & am currently appraising a 48,000 SF industrial complex (four 12,000 SF metal buildings) in Adelanto, CA in the High Desert of the Victor Valley.My building and two others are In Escrow at HUGE price increases over what these buildings were selling for Pre-MJ Ordinance by the city.

Also I like my sides flush with the cabinet so there is no cut end to contend with and would have used a bullnose end piece instead of the metal edge.

Here in Sydney it's not such a necessity as roofs are either terracotta tiles or metal and they get replaced maybe once in a lifetime (local metal roof manufacturer gives 30 years warranty).
