In the end, just pick the one that you think meshes with your personality, trains, and has a decent split.I'd pick the one that gets you a mentor to follow around.Some charge crazy fees as well.

I would love to put a sliding glass door in, as it lets in more natural light, which would greatly improve the space.Someone suggested French Doors, however, I'm not sure how well that would mesh with the Crafstman style.The city won't let me do anything that contradicts with the style anyway, so I guess I can't shoot myself in the foot too badly.

I told her I will go find funding after a property is under contract, give earnest money, and provide proof of fund letter from a hard money lender if I go that route.She tells me she worked with other investors and they always have their finance secured and proof of fund letter before the offer is made.

The owner told me she is willing to go down in the offer (she knows that needs work) AC&HEATING, electrical, Plumbing and fixture, Crawl Space, roofing and attic.I got an estimate from a contractor and he told me around 30k-40k for the rehabNot sure about my number but this is what I got ARV= $ 130K-140K could be more but I'm a little conservative!
