We're renting them a bedroom, bathroom, living room, and office (with air mattress set up for the kids). 

Helps when it comes to paying taxes but hurts when you qualify for a mortgage as most lenders are going to rely on what you tell the IRS you make, not what your bank account or mattress has ;).

I had a couple of bigger capital expenses - had to replace the refrigerator and an entire queen mattress/box spring set in one of the rooms, and I added a few things - fencing and some landscaping - but everything else was pretty normal stuff. 

(For my part, putting my money under the mattress or putting it all in gold aren't part of an investment strategy. ;-) And, if I am totally wrong that the staggering unfunded liabilities mean nothing . . .
